Happy Turkey day to everyone! I'm in Fayetteville for the holiday visiting with the in-laws. Today, we are getting our feast ready that consist of turkey, ham, green bean casserole, mashed potatoes, noodles, macaroni rolls, and cranberry sauce. Then we will top it all off with some yummy pumpkin pie. Then to bed early for a full day tomorrow.... Shopping early, early, early. Then tomorrow night we will be attending "A Dickens Holiday" in downtown Fayetteville for the tree lighting and some fireworks. I hope that everyone has a safe and fun holiday. So much to be thankful for!

The Jacksonville, NC real estate market is "recession resilient" according to a quote from Jim Reichardt, executive director for Jacksonville-Onslow (County) Economic Development in an article published on November 17, 2009 in USA Today. We have been blessed in being so resilient due to the military population being a big part of Jacksonville. Marine Corps Base Camp Lejeune is the largest Marine Corps base on the East Coast that is served by Marines and Navy personnel alike. Our area has not experienced the foreclosure rates that many areas are experiencing these days. Our housing market is very affordable with the median home price being $159,950 (according to the article in USA today). First time home buyers account for the majority of the housing sales especially since our market is comprised of a younger population with the median age being 24.

I thought I'd share some market stats for Jacksonville, NC, current as of Monday, November 16, 2009. As of Monday, we had 1820 active listings on the market of which, 108 new listings came on the market during the week of 11/9-11/15. We had 213 properties go under contract and 257 properties close all in the last 30 days. Our market is currently a buyers market with a 7 month supply of homes in our inventory. The average days on market for those homes that went under contract was 86 days. So...now is still a wonderful time to buy and what helps our market even more was the extension of the first time home buyers tax credit. Not only was the tax credit extended for first time buyers, but also now includes a $6500 tax credit for owners that have lived in their homes for 5 years of the last 8 years. Jacksonville Veteran's Day Parade

This weekend, Jacksonville's Veteran's Day Parade will close Western Blvd beginning at 9am from Coastal Carolina Community College to the Brynn Marr Shopping Center. The parade starts at 10am and will include our military, law enforcement, and civilian organizations. Come out and enjoy the parade, hope to see you there!
